For managing committees of older buildings. We introduce you to developers we can vouch for, arrange the meetings and stay your point of contact with them. We are not your PMC.
We meet committees at the society office. Who pays us, and what if you don’t go ahead: answered here.
Under Section 79A of the Maharashtra Co-operative Societies Act, with the rules of June 2026 and the resolution of September 2026.
The committee starts it
An elected managing committee takes the decision to explore redevelopment. An administrator appointed by the Registrar cannot.
A feasibility study
An architect or a project management consultant (PMC) studies the plot: FSI, TDR, planning options and parking. Every offer is judged against it.
Tenders
At least three developers bid. If fewer bids arrive, the tender period is extended before the members see them.
The members choose
A special general body meeting, with the Registrar’s representative present and the meeting video recorded. At least 51% of all members must approve the developer.
The development agreement
Signed within three months of choosing the developer. The new carpet area, rent, timeline and penalties belong here, in writing.
Each member’s agreement
Before anyone moves out, every member signs for their new flat and the rent while they are away. This is common practice rather than a rule, and it protects each family.
Building and handover
The building is finished to the timeline in the development agreement, with the penalties written in if it slips. Your lawyer makes sure both are there.
General information, not legal advice. The rules changed twice in 2026; your society’s lawyer confirms the current text before each step.
Your PMC compares the offers. These are the questions members ask us first: if an offer leaves one out, ask the developer for it in writing.
- The new carpet area for each flat, in square feet, in writing
- Rent while you are away, and how it rises each year
- The corpus fund, and when it is paid
- The timeline, with a penalty for every month of delay
- A bank guarantee or other security if work stops
- The developer’s finished buildings, and the finances to carry yours
- Introductions
- Developers with finished buildings and the finances to carry yours. The committee meets them directly.
- Meetings
- We arrange each meeting with a developer, at your society office or at theirs.
- One point of contact
- The committee’s questions go to the developer through us, and the answers come back the same way, in English, Hindi or Marathi.
- Not our job
- The feasibility study, the tender, comparing the bids and the agreements. Those stay with your PMC, architect and lawyer.
